Booking Terms and Conditions

These terms apply to stays booked directly with us. A booking is a contract between you and the owners of the apartment at Via Urbana 133; Lodgify provides the booking and payment system but is not a party to it.
The accommodation is registered as Monti Mood - Urbana 133, CIN IT058091C2IMOKN8OO, CIR 058091-CAV-14604.
Making a booking
A booking is confirmed when we have accepted your dates and you have paid the deposit of 30%. Until both have happened, the dates are not held. You must be 18 or over to book.
Payment
- 30% of the total is due when you book.
- The balance is due 30 days before arrival. If you book within 30 days of arrival, the whole amount is due at once.
- Rome's city tax of €6 per person per night is set by the city, not by us.
- We do not take a security deposit.
If the balance is not paid by the due date and we cannot reach you, we may treat the booking as cancelled under the terms below.
Cancellation and changes
- Cancel more than 14 days before check-in and everything you have paid is refunded in full.
- Cancel within 14 days of check-in and the booking is non-refundable.
- Ask us about moving dates and we will do what we can, but a change is not a right and depends on the calendar.
If we ever have to cancel your stay, whether a burst pipe or something structural, you get a full refund of everything paid to us. That is the limit of what we owe you, and we would strongly encourage travel insurance for anything beyond it.
Your stay
- Check-in from 16:00, check-out by 10:00. Different times are sometimes possible, so ask rather than assume.
- Maximum 6 guests. The number on the booking is the number who may sleep in the apartment. Additional guests beyond two are charged €30 per person per night.
- It is a home in a residential building. Parties and events are not permitted, and noise late at night is not either.
- Please tell us promptly about damage or a breakage. Accidents happen and are usually not a problem; discovering them after you leave is.
- The apartment is on the 3rd floor with no lift, and it sits inside the ZTL limited traffic zone. Both are stated clearly throughout this site and on our listings before you book.
Liability
Nothing in these terms limits liability for death or personal injury caused by negligence, or for anything else that cannot be limited under Italian law. Beyond that, our liability is limited to the amount you paid for the stay. We are not responsible for your belongings, or for disruption outside our control such as strikes, weather or transport.
Law
These terms are governed by Italian law. If you are a consumer, you keep the protections of the law of the country you live in.
