Every number that will appear on your booking is on this page. No resort fee, no booking fee, no security deposit, and nothing that arrives as a surprise at the end.

Rates are for the whole apartment in euro, for up to two guests. Season rates replace the standard rate for the dates shown.

Why booking direct costs less
Airbnb and Booking.com charge a commission on every reservation, and the prices listed there carry a mark-up to cover it: 15% on Airbnb, 20% on Booking.com. This page is the same apartment without that layer in between, which is why booking here is always cheaper than Airbnb or Booking.com for the same dates, and why the message goes to me.
Four midweek nights for two guests, at the standard rate of €290 a night plus cleaning:

Accommodation and cleaning only. Rome's city tax of €6 per person per night, €48 in this example, is due wherever you book. Platform service fees charged to the guest are not included in the Airbnb and Booking.com figures, so the real gap is usually wider.
Payment schedule
- 30% when you book, to confirm the dates.
- The remaining 70% 30 days before arrival. For a booking made inside that window, the full amount is due at once.
Cancellation policy
- More than 14 days before check-in: cancel for any reason and everything you have paid is refunded in full.
- Within 14 days of check-in: the booking is non-refundable.
It is a straightforward policy rather than a generous one, and it is the same whether you book here or on a platform. If your plans are genuinely uncertain, travel insurance covers what we cannot.
